Listed Building Survey and Design for Bruce House, Covent Garden

Bluelime supported Mulalley and Peabody with a measured survey, design work and planning application for window replacement and roof works at Bruce House, a listed building in Covent Garden.

From a heritage perspective, the building is exceptional, with historic detailing visible across every elevation. Capturing that detail accurately was essential to support the design process and the listed building application.

The Challenge

Listed buildings require a careful and informed approach, particularly when proposed works involve sensitive elements such as windows and roofing.

Bruce House needed to be surveyed and drawn up quickly, while still maintaining the level of accuracy and heritage understanding required for both design development and planning. Bluelime completed the survey and drawing package in less than three weeks.

Our Approach

To achieve this, Bluelime combined advanced survey technology with in-house architectural and building expertise.

The project included:

• RTK-enabled DJI Matrice 4E photogrammetry to capture accurate external survey data
• Ground control and check points recorded using an RTK GNSS receiver
• LiDAR SLAM survey using Hovermap STX to capture internal areas and locations where RTK signal dropped out
• Experienced building surveyors licensed for commercial drone operations, bringing both surveying knowledge and an understanding of historic construction
• MCIAT technologists producing designs in Revit
• ARB-registered architects preparing proposed designs and managing the listed building planning application

All work was handled in-house by the Bluelime team, drawing on experience gained from surveying more than 2,000 properties across London over 20 years of trading.

The Result

The project delivered an accurate survey and drawing package for a complex heritage building within a tight timeframe, providing the foundation for the next phase of work, including the heritage statement and submission of the planning application.
