Heritage Retrofit Planning Approvals for Social Housing

Bluelime supported Notting Hill Genesis with a programme of retrofit design and planning work across a number of social housing properties, including listed buildings and homes located within conservation areas.

The programme resulted in 32 planning approvals in a single week, helping to move a significant number of properties into the delivery phase.

The Challenge

Retrofitting heritage buildings to modern performance standards can be complex, particularly where works must satisfy PAS 2035 requirements while also preserving important historic features.

Many of the properties required detailed planning submissions, heritage statements and carefully developed designs to demonstrate how the proposed improvements would respect the character of the existing buildings.

Our Approach

Bluelime combined detailed building capture with specialist heritage and retrofit design expertise to accurately record the architectural features required by the local authority.

This supported proposals including:

• Replacement of traditional sliding sash windows
• Installation of secondary glazing
• Roof insulation upgrades
• Detailed heritage and conservation area submissions
• Retrofit designs developed in line with PAS 2035 requirements

Our survey technology allowed historic details to be captured accurately, giving the design team the information needed to develop sensitive proposals and support the planning process.

The Result

The approved designs have enabled Notting Hill Genesis to progress energy-efficiency improvements across the properties while addressing the additional planning and heritage requirements associated with listed buildings and conservation areas.

With 32 approvals secured, the programme has now moved from planning into the delivery phase.
